Check in time is 2:00 p.m. and check out time is 11:00 a.m. If all members of your party have not left by 11:00 a.m. (without prior approval from management) you may be charged a late fee.
Minimum Night Requirement
We have a general two night minimum stay for the Lodge, or any buyouts of the Cabins, RV Sites or Tent Sites. No required minimum stay for individual rentals.
All deposits are non-refundable.
There is a non-refundable cleaning fee as follows:
Lodge – $100.00 cleaning fee per stay.
Half Lodge – $80 cleaning fee per stay
Cabins – $20.00 cleaning per cabin, per cabin stay.
Additional Fees (Possible)
We hope you enjoy your stay and we understand that leaving and going back to the “real world” can be hard. However, in order to help us keep the lodge/cabins as nice for the next guest as it was for you, we ask that you please adhere to the following rules:
Please leave the kitchen as you found it. Wipe out the refrigerator, stove and microwave. Wipe counters, sweep and mop floors, wash all dirty dishes and empty dishwasher.
Please return all furniture to its original position.
If there is a need for any extra or excessive cleaning or furniture needs to be returned to it’s original positions upon your departure, you will be charged a minimum of $50.
Please empty all garbage cans in all the rooms including family room, bedrooms, bathrooms, and outside garbage cans.
Please vacuum dining area and sitting area. Wash tablecloths in dining area if necessary.
Please remove all litter from the lawn area.
If using the outside pavilion, please clean all kitchen equipment. Sweep pavilion and wipe down picnic tables.
Stack lawn chairs upon departure.
We do a full clean on the lodge and cabins after each stay. We do not come in daily and clean. If you want additional cleaning service, we can provide it for a modest fee.
Any theft, vandalism, or evidence of drug use will be photographed and reported to the police and possibly followed by litigation. Please remember that this signed agreement is considered a legal and binding contract and therefore gives Promised Land Resort the right to collect payment of damages, missing items, and excessive cleaning that are made necessary by your stay.
The water at the resort is periodically collected, sent to the state and tested, and is approved for human consumption.
The fishing in the Strawberry River is governed by the State of Utah and a license is required. Above the Strawberry Pinnacles, fishing can be done with artificial lures and flies; below the Pinnacles is open bait. There are three reservoirs within a 30 miles radius for additional fishing, boating, or water sports. They are the Strawberry Reservoir, Red Creek Reservoir, and Starvation Reservoir.
There are large cement fire pits available throughout the property. You will need to bring your own firewood or you can purchase bundles from us on the resort ($5/bundle.) Please douse your campfires after use!
Promised Land Resort will not be responsible for accidents or injury to guests or for loss of money and valuables of any kind. The registered guest assumes full responsibility for any and all damages that his/her group causes. By accepting this reservation, it is agreed that all guests of the registered renter are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. Please read the departure instructions in the rental units. A liability waiver is required to be signed by each guest.
Insect Repellent Recommendation
The elevation is approximately 6000 feet. Occasionally mosquitoes, deer flies and horse flies are present. Bug spray is a necessity.
Only the person in whose name the facilities have been reserved will receive any necessary keys and return the keys to management afterwards.
Lodge & Cabins Supplies
We supply such items as toilet paper, dish soap and bath soaps. Each bedroom is furnished with all bedding linens. Please bring your own towels. There is also a washer and dryer located in the lodge for your use.
The kitchen is supplied with pots and pans, serving dishes and utensils, kitchen towels, dish soaps, detergent for the dishwasher and general clean up supplies.
The lodge does not have TV reception, however, the main sitting area has a TV and DVD player so you may bring your own DVD’s to play.
The cabins do not have TVs.
Please bring your own laundry supplies.
While we strive to ensure the equipment in every cabin/room is in good working condition, sometimes things do break down. If we are notified of a problem, we will do our best to get any problem corrected on a timely basis. However, no refunds or rate adjustments will be made for mechanical failures beyond our control, including power outages.
Quiet time is observed at 11p.m throughout the entire resort.
There will be an outdoor kitchen in the pavilion by the lodge. It will be equipped with a reach in cooler, reach in freezer, flat top grill and BBQ grill, stainless steel food preparation table, and deep sink. They are available for your use, conditional upon your agreement to clean them to the state they were in when you arrived.
There is also a large Smoker available to be used. You will need to provide the wood.
There may be charcoal and propane grills available for additional cooking, but you will have to provide the briquettes and propane.
Any personal items left behind or lost during a stay are the responsibility of the guest. We are not responsible for those items. They will be donated to charity after 30 days.
You do not have to leave your beloved furry family members at home. Your pet must be on a leash at all times. But pets are not allowed in the Lodge or Cabins at any time. Please clean up after your pet.
We have basketball and volleyball facilities. Please bring your own balls. There are also horseshoe pits.
Our plan is to have a small store onsite asap in the 2019 season. Please check prior to your arrival.
The Big G is a convenience store and café in Fruitland on Highway 40. They have many essentials you may have forgotten or need. The café has good food also.
Al’s Grocery Store is 30 miles away and is a great place to shop.
There are deer, sheep, elk, moose and coyotes in the area. There has also been bears spotted in the area. To avoid enticing them, please do not leave any food outside. Please put all garbage in the dumpster and secure the lid.
