Check in time is 3:00 p.m. and check out time is 11:00 a.m.
Minimum Night Requirement
We have a general two night minimum stay for the Lodge, or any buyouts of the Cabins, RV Sites or Tent Sites. No required minimum stay for individual rentals.
All deposits are non-refundable.
There is a non-refundable cleaning fee as follows:
Lodge – $100.00 cleaning fee per stay.
Half Lodge – $80 cleaning fee per stay
Cabins – $20.00 cleaning per cabin, per cabin stay.
You are invited to bring your ATV’s with you and enjoy them. But, please do not ride ATV’s on the lawn in front of the cabins or the lodge. Please do not drive your ATV on the foot bridge over the river! Lastly, please do not park them on the concrete around the fire pits.
Checkout Cleaning Guidelines
Please empty all garbage cans in all the rooms.
Please remove all litter from the lawn area.
If using the outside pavilion, please clean all kitchen equipment.
Checkout Walk Through
A check-out walk through with management is required to for cabin and lodge check out. Please let us know when you are ready to check out and we will have someone come over and walk through the cabin(s) or lodge with you. Please return the key at this time.
Please remember that this signed agreement is considered a legal and binding contract and therefore gives Promised Land Resort the right to collect payment of damages, missing items, and excessive cleaning that are made necessary by your stay.
There is a dump station for all paying guests on the campground side of the property, across from the restrooms. It has non-potable water for washing down, and potable water for filling up. There is no charge for paying guests.
The fishing in the Strawberry River is governed by the State of Utah and a license is required. Above the Strawberry Pinnacles, fishing can be done with artificial lures and flies; below the Pinnacles is open bait. There are three reservoirs within a 30 miles radius for additional fishing, boating, or water sports. They are the Strawberry Reservoir, Red Creek Reservoir, and Starvation Reservoir.
There are large cement fire pits available throughout the property. These are the only authorized fire pits. PLEASE DO NOT MAKE YOUR OWN FIRE PIT! You will need to bring your own firewood or you can purchase bundles from us on the resort ($5/bundle.) Please douse your campfires after use.
Promised Land Resort will not be responsible for accidents or injury to guests or for loss of money and valuables of any kind. The registered guest assumes full responsibility for any and all damages that his/her group causes. By accepting this reservation, it is agreed that all guests of the registered renter are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. Please read the departure instructions in the rental units. A liability waiver is required to be signed by each guest.
Only the person in whose name the facilities have been reserved will receive keys. Please return the keys at the check-out walk through.
Lodge & Cabins Supplies
We supply such items as toilet paper, dish soap. Each bedroom is furnished with all bedding linens. Please Bring Your Own Towels.
The kitchen is supplied with pots and pans, serving dishes and utensils, kitchen towels, dish soaps, detergent for the dishwasher and general clean up supplies.
The lodge pavilion is equipped with commercial kitchen equipment, including two reach in coolers, a reach in freezer, Gas stove/oven/flat top grill, commercial grill, stainless steel food preparation tables, ice machine, deep sink and large smoker. They are available when renting the Full Lodge. The pavilion must be cleaned and all equipment returned to the state it was when you arrived.
Propane is provided for the commercial grill, but you will need to provide the wood for the smoker, or you can buy it from us.
While we strive to ensure the equipment in every cabin/room is in good working condition, sometimes things do break down. If we are notified of a problem, we will do our best to get any problem corrected on a timely basis. However, no refunds or rate adjustments will be made for mechanical failures beyond our control, including power outages.
Quiet time is observed at 11PM throughout the entire resort.
Please park all your cars & ATV’s on the asphalt driveway, cabin gravel parking lot, or on your site in the campground. Please DO NOT park on the grass in front of the cabins and lodge. Please DO NOT drive your car/truck/ATV on the fire pit in front of the pavilion by the lodge.
Any personal items left behind or lost during a stay are the responsibility of the guest. We are not responsible for those items. They will be donated to charity after 30 days.
You do not have to leave your beloved furry family members at home. Your pet must be on a leash at all times. But pets are not allowed in the Lodge or Cabins at any time. Please clean up after your pet.
Pond (and Canal)
Are for all guests. The source of the water is the Strawberry River that is diverted, flows through the canal, into the pond, then back into the river.
We have basketball and volleyball facilities. Please bring your own balls.
Restrooms & Showers
There are Men’s & Women’s restrooms and showers available 24 hours/day for all paying guests.
The Big G is a convenience store and café in Fruitland on Highway 40. They have many essentials you may have forgotten or need. The café has good food also.
Al’s Grocery Store is 30 miles away and is a great place to shop.
Watering of Grass
We are always in different phases of working on all of our grass. Therefore, we must water the grass when necessary, We will try and keep the watering at a minimum during your stay, but there will be times when the sprinklers are on and the grass is extremely wet. We apologize for any inconvenience.
WIFI is provided for free on the entire resort. We will give the password to the individual on the reservation. They can decide whether to give it to everyone else.
There are deer, sheep, elk, moose and coyotes in the area. There has also been bears spotted in the area. S0, please do not leave any food outside. Please put all garbage in the dumpster and secure the lid.
